We had purchased property from KARUR  as on 11.12.2013 under public auction ACT 2002. The bank Sales Certificate and mother documents and Bank Engineer valuation report also mentioned the property is 3761.75 sq.ft. After we pay the cash The bank was delivered building 3254 sq.ft. only. Why. The Bank Engineer valuation Report also clearly mentioned that the Building was 3254sq.ft. only and the bank Engineer valuation Report and news paper advt said that clearly mentioned the property was under POSEESSION BY  So why sbi is not delivered the balance area. (507.75 sq.ft)  letter dated 18.12.2014 received as on 23.10.2015 from Karur Branch . The letter mentioned The first condition of the auction is that the property will be sold on “AS IS WHERE IS BASIS” AND “AS IS WHAT IS BASIS” we are also understand this words. Where is 507.75 sqft. We have accept the balance area in any damaged condition .  is support the other person .so bank is not delivered the part of the position. The bank is liable to handover the balance position. IS A INDIA”S LARGEST GOOD BANK SERVICE IN PUBLIC SECTOR BANKS. But KARUR BRANCH WHY MAKE WRONG ACTIVITIES for this auction.. Please help me to hand over the balance position from . The bank Engineer valuation Report serial No.6. is Building approval Plan No:131/2006 copy is in the Bank. But after auction the bank was told the Building plan approval was missing . Who is the BENEFICIERY for this matter. Regarding this matter so many times I contacted the Branch manager and asked for his help but he refused and he says that after sales he cannot give any service from bank and he told the sale was conducted by “as where is and as what is” basis, so he can’t help me and advice me to FORGOT the remaining area 507.75 sq.ft.WHO is the Beneficery for this land. Before the time of auction itself I demanded the bank for the copies of plan approval, survey map and also mother documents but the bank concludes before auction they won’t give, once you win the auction we will give the entire document copies but after winning the auction bank says that the Plan approval copy and survey map was missing, this is preplanned plan and they wontedly cheated me and bank says if you don’t pay the balance amount within three days, we will forfeit the advance amount Rs-14, 51, 250/-.so I reported to BANKING OMBUDSMAN and  regional office. But We cannot receives any replyfrom  Please help us. Expecting your valuable response

At the outset, let me clarify that this site is designed by a group of Senior Banking Professionals to assist Bank Customers at large to provide guidance for resolution of any complain/query/grievance in respect of financial services. This site does not belong to any Bank or a regulator, which may please be noted.

The issue narrated seems that of a property auctioned by SBI, which probably might have been possessed by them due to certain default.  After being a successful bidder, you seem to have found that the area stated is physically less than that was advertised / notified for auction.  This is a matter, which needs to be settled with SBI and if you are not satisfied, the only recourse is to file a court case, since Banking Ombudsman would not look into the same, as it is not a banking issue, but a disputed business deal.
